Questions about well/septic/power and clearing

We’re new owners of Lot 308 and are in the preliminary stages of planning to build. I’ve reviewed all the materials on the AWPOA site, which were a good starting point, but wanted to see if anybody would be willing to talk to me about their experiences with site prep.

Specifically, we’re trying to identify contractors for well, septic, trenching for power, and potentially clearing the build site. I was hoping to get some contractor recommendations and, if folks are willing to share this information, some ballpark costs based on experience from others who have built.

We’re working out a construction budget, and I’m having trouble finding reliable ballpark estimates for those services. Also, we’d prefer to work with local folks who have done good work for other owners rather than just picking from the phone book.

    I wanted to thank everyone who replied here and individually via email. People provided ton of great information. I’ve been swamped with work, but I’ll get back to everyone who emailed me individually and will compile the list of recommended contractors for those of you that asked for it.

      danny and alyssa feel free to call me. for over 4-5 months harriet and i have worked to interview contractors and builders. my cell is 301-367-6255. we are going to start construction on our lower lot on south branch mountain road in late august or early september. looking forward to meeting all of you.

      Eugene Rinker did out driveway, site clearing, septic and did the trench for power and set the power meter. Good guy. We used BW Smith for the well and the builder is Hampshire Homes. All a good.

      i am using eugene rinker and he is the best. fair , reasonable and honest. candidly pls call me as i have had some contractors do their best to try and jack up costs when they see someone from out of state coming in and building a home. i have hired all of my subs and will be acting as the general contractor in part due to estimates which were out of sight from some builders. happy to share my experiences both postgive and negative.
